Building Control charges

Please note the charges set out on this page may be subject to change and you should therefore contact Building Control for further information by emailing building.control@breckland.gov.uk

Agents should ensure that their clients are aware that Inspection charges and Plan Checking charges have been combined in line with the charges for a Building Notice application, where all the fees are taken at the time the application is made and validated.

Full Plans Application

• This requires payment of the Application Charge (+ VAT) at the same time the Application is given to the council.
• A Full Plans application is not legally deposited until payment is received.

Building Notice

• This requires payment of the Application Charge ( + VAT) at the same time the Application is given to the council.
• A Building Notice application is not legally deposited until payment is received.

Regularisation

• Payable where work has been carried out without either a Full Plans or Building Notice Application.
• This requires payment of the Application Charge plus 20% additional fee. No VAT is charged on this type of application.
• The fee must be paid at the same time the application is deposited.  

Works for disabled people

• Where work is solely for the benefit of people with disabilities, charges may not be payable.
• A certificate or letter is required from a health professional (such as a doctor or occupational therapist) in support of charge exemption.

Similar or repetitive discounts to the charges detailed on this page may be available.

The following works will also incur fees:

• The creation of or conversion to new dwellings.
• Domestic extensions and certain small buildings not exceeding three storeys.
• Alterations to a dwelling.
• Other non-domestic work: extensions and new builds.
• Other non-domestic work: alterations.
