Property Leasing Scheme
In order to help us provide good quality temporary accommodation to the people in Breckland who need somewhere for a short period of time, we run a scheme to lease properties from landlords. Breckland Council will ensure the property is returned in the same, or a better condition, that when the lease began.
These FAQs should help you understand if, as a landlord, this is right for you and your property/ies:
Q: Where should the properties be?
A: Ideally in one of the market towns of Thetford, Attleborough, Watton, Swaffham and Dereham. We will consider other areas, dependent on facilities and transport links.
Q: How long will the lease be for?
A: Initially for 2 years, to be reviewed based on need.
Q: What does a landlord need to have in place for each property?
A:
- An Energy Performance Certificate (EPC) showing the accommodation is at least rated E.
- An annual landlord's gas safety certificate (if gas is present in the property)
- A 5 yearly Electrical Installations Condition Report (EICR)
- Contents Insurance
- Fire risk assessment and evacuation procedures if it is a flat with shared areas.
- Permission from the lender (if relevant) and insurance company
Q: What rent will be paid?
A: There are different rates for each area, based on market rent levels and property type and size.
